Why a Cheap Beech Grove Bid Is Cheap

A bid well below the others is not a mystery, and it is usually not generosity. Something has been left out, and since almost none of it is visible once the roof is finished, the difference doesn't show up until later.

The most common omission is the tear-off. Going over the existing roof saves a day of labor and an entire disposal bill, and it also means nobody looks at the deck, the new fasteners never reach solid wood, and the whole assembly carries weight it wasn't framed for.

The next place to look is the deck line. A bid with no decking allowance isn't a bid that expects good wood. It is a bid that has moved that conversation to the day when your roof is open, the dumpster is in the driveway and rain is coming.

The same trick shows up with flashing. Reusing the existing metal at a chimney or a sidewall saves real money and real hours, and it puts decades old material under a brand new roof, which is where the leak will come from.

The details thin out from there. Starter course replaced by cut up field shingles. Ice membrane reduced to a narrow strip or skipped entirely.

Ridge caps cut from three tab material rather than the proper piece. Nothing at all done about ventilation. Fewer fasteners per shingle than the instructions call for, which is invisible until a wind event and also quietly voids the material coverage you thought you were buying.

And then there's what stands behind the price. Insurance that does not cover everyone on the roof, no permit pulled where the town wanted one, no office to call in a few years, and a workmanship promise from a company that changes names every couple of seasons.

We are not the cheapest bid on most houses and we don't try to be. What we'll do is tell you precisely what is in ours, so you can find out what's missing from the other one.

Fall Wind and Older Shingles

Wind rarely takes a healthy roof apart. What it does is find the places that had already let go and finish them, which is why a storm can strip half a slope off one house and leave the neighbors untouched.

The mechanism is straightforward. Every shingle has a strip of adhesive that bonds it to the course below, and that bond is what makes the whole field act as one surface instead of a stack of loose tabs.

That seal weakens with age and with heat cycling, and it doesn't reform once it's broken. A tab that got lifted in a summer storm and laid back down looks perfectly normal from the ground while sitting there unbonded, waiting.

Come fall, when the systems move through with sustained wind rather than a brief gust, air gets under that edge and the tab levers up. Once one goes, the one above it has lost its hold as well, and the failure walks up the slope in a line.

Edges and corners take the worst of it because wind speeds up as it goes over them. Rakes, ridges and the first few courses above an eave are where we find the majority of wind losses, along with ridge caps, which sit in the fastest air on the entire house.

Trees make it worse in a way people don't expect. A limb that has been sweeping the same patch of roof in every windy stretch for a few years will wear through the surface as surely as weather does.

After a windy week, the useful habit is a walk around the house looking up. Missing tabs are obvious enough.

Less obvious is a slope where the courses no longer look uniform, or a ridge line with a gap in it, or bits of shingle in the flower beds. Any of those is worth a look before winter, because a lifted tab is a cheap fix in October and a wet ceiling in February.

Taking Your Time After the Inspection

When the visit ends you should be under no more obligation than you were before we pulled up. That isn't a courtesy line. It's the only sensible way to sell a roof, because a homeowner who felt pushed spends the whole job waiting to be taken advantage of, and that's a miserable few days for everybody involved.

So the estimate goes to you with a date on it and a plain note about what could move the pricing, usually material cost changes rather than anything to do with you. Take it to whoever you talk to about money.

Sleep on it through a couple of weekends if that's what you need. We follow up once, maybe twice, and then we leave it alone until you get in touch.

We expect you to get other bids, and we would rather you did. What we ask is that you compare them on the same terms. Look at whether each one states the layers coming off, whether there's a decking allowance with a rate attached, whether flashing is itemized by location or hidden in a lump, and whether the ventilation plan is written down.

A bid that leaves all of that blank usually isn't the cheaper one at all. It has simply moved the decisions to a day when the roof is already open and you have very little room to argue about anything.

Where Beech Grove Roofs Really Start Leaking

When a ceiling stains, the hole is rarely out in the middle of a slope. Water almost always gets in where the roof stops being a roof, which means anywhere something comes through it or runs up against it.

Chimneys lead the list every time. The metal that ties a chimney into the roof has two parts, one worked into the mortar joints and one laid over the shingles, and when somebody has replaced only the half they could reach, the upper piece is often a smear of sealant that gave out seasons ago.

Plumbing stacks come next. The rubber collar around a stack dries out and splits, usually on the side that takes the most sun, and the crack sits directly above an interior wall.

Kitchen and bath exhausts fail the same way, along with any mount that somebody drove straight through the shingles for a dish or a cable run. Every one of those holes was sealed on the day it was made, and sealant is the fastest aging part of the entire assembly.

Valleys and eaves make up the other pattern, and both come down to volume and ice. A valley concentrates water, so any lifted edge along it takes real pressure during a downpour. At the eave, meltwater that refreezes over the cold overhang builds a ridge of ice and backs water up under the courses above.

Neither of those situations needs a defect to start leaking. They just need enough water and a detail that wasn't done properly.

Tracking a leak takes patience, since water runs along rafters and follows nails a long way before it drops. A stain over the dining room can start well up the slope or even on the far side of a ridge. We look from inside first with the lights off, mark where the framing is actually wet rather than where the drywall is stained, and only then go up top with a fair idea of what we're hunting for.

Ask About the Last Day on Your Beech Grove Roof

Homeowners tend to ask about materials and price and forget to ask about the part they'll actually experience, which is what your property looks like when the trucks pull away. Start with where the debris goes during tear-off.

Tarps on the ground and against the walls, plywood over anything fragile, and a dumpster or trailer positioned so the driveway does not take the hit. Ask what protects the landscaping along the drip line, since that is where most of the old roof lands.

Then ask about nails, because that's the complaint we hear most often about other people's work. A tear-off releases thousands of fasteners, and gravity puts a fair number of them in your yard.

Ask what happens if you find one afterward, and listen for whether somebody comes back without an argument.

Gutters deserve their own question. They collect granules, nail shanks and shingle fragments during a tear-off, and a crew in a hurry will leave all of it sitting there to plug your downspouts by fall.

Ask whether they're cleared before the crew leaves. Ask the same about the roof of a lower porch, a deck or a screened enclosure, which are easy to overlook and easy to damage.

Finally, ask whether somebody walks the job with you at the end. Not a text message saying it's finished, but a person on site while you look at the ridge line, the flashing at the walls, the cut of the valleys and the state of the yard.

That walk is where small things get fixed in ten minutes instead of turning into phone calls. If a company doesn't do one, ask why, because it costs them almost nothing and tells you what they think happens after the check clears.
